We Love it! What's Next?

Before you apply, please review our qualifications for one of our rentals.

• Applicants must have a combined household monthly NET income of 3 times the monthly rent. Example, if the rent is $1,200, your combined monthly NET income to qualify would be $1,200 x 3 = $3,600.
   
• If you meet the above qualifications we encourage you to submit an application online.  Please note: when submitting your application online is must be FULLY filled out and your $50 application fee paid. We will not process your application until these steps are completed AND all required documents are submitted to your office.

• MUST agree NOT to smoke inside the property
• Prior evictions MAY require an additional Security Deposit
• Pets require Vet Records, a $250.00 Pet Deposit and additional Pet Rent Per Month

Please be sure to bring the following with you during your appointment to view the property or bring it by the office to complete your application:
 

• Your application fee of $50 each for everyone over 18 who will be residing at the home. It is the same for married couples.
• You and your spouses' driver’s license or state issued photo ID and proof of income  (the last two paycheck stubs is recommended along with your prior year's W2.)

Once we have ALL the information we can begin processing your application.  Generally, within 48-72 hours we will have an answer. If approved, your paid security deposit will hold the property for up to 30 days and you can start making plans on moving in.
 

Prior to moving in, you will need to schedule an appointment with us to sign the final lease and to pay your first month's rent. Lease and any additional documents can be signed online via Dotloop. Rent can also be paid online once approved and we have created your tenant portal (Please note: must have a bank account for this option!)

PROPERTIES ARE FIRST COME FIRST SERVE..this does NOT mean when your application is submitted, but rather when you are FULLY APPROVED and Security Deposit is paid
